What is an EPC and Why Do I Need One for My Property in North East Derbyshire?

An Energy Performance Certificate (EPC) is a legally required document that rates your property's energy efficiency from A (most efficient) to G (least efficient). Solicitors & conveyancers will check to see the property has a valid EPC before they Will allow any eligible domestic property to exchange ownership & complete a sale. Rental agents will need the property to have a valid EPC to comply with Mees ( Minimum Energy Efficiency Standards ) before they market or agree a tenancy for the property

How Much Does an EPC Cost in The East Midlands and What Affects the Price?

How Long is an EPC Certificate Valid For?

A domestic EPC certificate is valid for 10 years from the date it is issued. If you make major energy efficiency improvements such as fitting a new boiler, installing external wall insulation, or adding solar panels, we highly recommend getting a new assessment done. This will update your rating on the official EPC Register and ensure that potential buyers or tenants see the true, improved energy potential of your East Midlands home.

What is the Minimum EPC Rating Required for Rental Properties in NED?

For landlords of rental properties in The East Midlands, compliance with the Minimum Energy Efficiency Standards (MEES) is mandatory: Current Requirement: All private rented properties must achieve an EPC rating of Band E or higher to be legally let, is is currently up for debate if this minim standard is to be based but this has not become law yet. If this standard is based it is likely landlords will get a period of time & tools to assist them to move the property forward at sensible time / rate.
 Low Rating: If your property currently has a rating of F or G, you must undertake cost-effective improvements (up to a financial cap, currently £3,500) to bring it up to Band E, or register an exemption. In this case its is almost guaranteed your best course of action to avoid wasting money & effort is to work directly with an EPC assessor who is local & can attend the property to help you make the best decision for upgrading the rating of the property 
 Future Focus: Landlords should be aware of the proposed changes to raise the minimum rating to Band C for new tenancies by 2030. Currently proposed not yet law, but it would be prudent to start planning for this as soon as you are able.

How Do I Find an Accredited EPC Assessor Near Me?

In the UK, an EPC must be produced by a certified Domestic Energy Assessor (DEA). You can search the official Government EPC Register using your postcode to find accredited assessors who cover East Midlands And North East Derbyshire .

Unique or one off builds including barn conversions or homes converted form a building that was previously a commercial building require carful assessment to be as accurate as possible & additionally building control sign off documents

What Does the EPC Assessor Check During the Survey/ visit?

Your local EPC assessor will conduct a non-intrusive assessment to gather data required by the government's calculation method (RD - SAP). They will assess where available to do so Construction methods: & materials of wall floors & roofs in the Derbyshire area there are many construction method in use - for simple examples properties can be Brick without a cavity for likely on pre 1920s properties, Brick with cavity likely post 1920s or sandstone for cottages & rural properties Insulation: Thickness of loft, wall (solid or cavity), and floor insulation.
 Heating System: The age, type, and controls of the main boiler and hot water system. Ground or air source heat pumps, or Electric heating systems such as storage heaters or panel heaters and any secondary heaters such as solid fuel stoves & fires, gas fires electric focal point heaters. 
 Windows: The type of glazing (single, double, or triple) location in the property and orientation 
 Lighting: The total count of fixed lighting & percentage of low-energy (LED) lighting installed.
 Measurements: Dimensions of the property to calculate floor and wall areas in all heated and or habitable areas of the Property. Out buildings are not included where unheated. Metering , Gas Electricity & smart meters and how it records your use. Hot water systems, Boilers Tanks & controls for them like programers & thermostats. Heating Controls such as room thermostats thermostatic radiator valves programmers and timers zone controls underfloor heating controls weather compensators and smart controls. Renewable energy sources such as solar panels and batteries heat pumps and where applicable wind turbines and even hydroelectric energy sources. Ventilation installed in the property, including intermittent extractors such as bathroom fans and kitchen extractor is the number of open chimneys in the property and if the property has any mechanical fixed ventilation or fixed Air-con units.

Yes. You can find any publicly lodged EPC for free on the official EPC Register website by searching for the full property address or the EPC's Report Reference Number (RRN). This allows buyers and tenants in Derbyshire & the East Midlands to quickly verify the current energy efficiency of a property they are interested in.
